Here are some of the most frequently asked questions when  getting a professional building survey.

Yes. All surveys are carried out by a surveyor holding Associate membership of RICS, with experience in undertaking residential Level 2 and Level 3 surveys.

The on-site inspection typically takes between 2 and 5 hours depending on the size, age and complexity of the property. Larger or older buildings may take longer.

Yes. Our RICS Level 2 and Level 3 survey reports include clear photographic evidence to support our findings where appropriate.

Photographs are used to illustrate significant defects, areas of concern and key features of the property. Where access allows, we may also use specialist equipment, such as a pole camera or drone, to inspect difficult to reach areas, including roofs, subject to weather conditions, site constraints and local regulations.

Reports are usually provided within 3 to 5 working days following the inspection. We will confirm the expected turnaround time when you book.

Yes. You are welcome to discuss the findings of your report directly with the surveyor by phone or email. We are happy to explain any technical points, clarify recommendations and answer any follow-up questions. This is included as part of our service.

We carry out a visual inspection of accessible services and will comment on any obvious defects or concerns observed at the time of the survey.

However, we do not undertake specialist testing of electrical, gas, plumbing, heating or drainage systems. Much of this equipment is concealed within walls, floors or underground and cannot be fully inspected as part of a general building survey.

If any concerns are identified, we may recommend further inspection or testing by an appropriately qualified specialist.

Properties can appear in good condition during viewings; however, many defects are not immediately visible. A survey helps to identify potential issues, maintenance requirements and likely future costs before proceeding with a purchase.

Fees are based on the size, age, construction and complexity of the property, as well as its location. We provide fixed-price quotations with no hidden charges.

Yes. We are completely independent and provide impartial advice that is solely in your best interests.

Yes. We carry out surveys on both houses and flats. For flats, our inspection focuses on the individual dwelling and any accessible communal areas.
